In addition we provide a full development, construction and project management team to help the project successfully through from the planning stage through to completion
Process
The Raine Richards Development process is divided up into four key milestones. Feasibility, Design, Development, Construction Raine Richard oversee every stage of the development process and apply the same precision and attention to detail applied to development projects as we apply to private client commissions.
Feasibility
First comes the Feasibility Phase. Once a site has been identified as a possible development opportunity a team is assembled to look at the initial massing options. Massing studies are analysed, an appraisal carried out, and financial partners are approached.
Design
Many options are considered during the Design Phase. Once the concept design for the exterior and main internal layouts has been developed to a sufficient level of detail, the planning application process can commence.
Development
At the development Phase, the construction team is identified and will begin to inform the build-ability of the design. This phase ends with the submission by the design team of a fully co-ordinated Design Development Report and set of drawings for tender
Construction
The Construction Phase is overseen by Raine Richards, in house construction experts that specialise in each of our specialist high end projects. This Phase, and the subsequent internal fit-out, is managed and executed with the highest level of attention to detail and integration.
